The property that reaches a public portal has usually been seen by everyone else first. By the time an asset is openly marketed, the pricing reflects it — and the reason it is still available is rarely flattering.

Serious capital has always moved privately. The difficulty is not finding a listing; it is finding an opportunity that has been properly examined, priced honestly, and put in front of you before anyone else.

Anyone can list. Nobody verifies.
Open marketplaces are distribution, not diligence. The platform takes no view on whether the asset is sound, the numbers are real, or the title is clean. That work is pushed onto the buyer, after they have committed time and fees.
The best stock never gets there.
Owners of genuinely good assets rarely want a public campaign. Blocks, portfolios and structured situations are transacted quietly, between people who already know each other. Without that access, you are only ever shown what is left.
Information arrives too late.
A brochure is not a data room. Investors are routinely asked to form a view on an asset before they have seen the tenancy schedule, the survey, the compliance position or a model they can interrogate.

The Data Room

Every opportunity
arrives fully evidenced.

No opportunity is released without a complete data room behind it. An investor should be able to reach a decision from the file — not from a conversation, a headline yield, or a set of photographs.

Title & Legal Pack
Registered title, plans, restrictive covenants, leases and any encumbrance that affects what is actually being bought.
Tenancy Schedule
Unit-by-unit occupancy, rent passing, term, break provisions, arrears position and deposit status.
Valuation Evidence
Comparable transactions and the reasoning behind the price — set out so it can be challenged, not simply accepted.
Condition & Survey
Building condition, structural position, known defects and the works required, with costings where they exist.
Compliance & Safety
EPC, gas and electrical safety, fire position, licensing status and any outstanding statutory obligation on the asset.
Financial Model
A working model — income, costs, voids, financing and exit assumptions — supplied so inputs can be changed and tested.
Ownership & Structure
The selling entity, the structure of the transaction, and how the asset is intended to be held on completion.
Open Points
What is unresolved, unverified or still outstanding — disclosed alongside everything else rather than left to emerge later.

Introduction
Membership begins with an introduction — through an existing member, a professional adviser, or direct contact with the private office. Access is granted, not applied for.

Verification
Identity, source of funds and investor status are established before any opportunity is shown. This is a condition of access, not a formality at the end.

Mandate
We establish what you are actually looking for — asset type, scale, location, hold period, structure and what you will not consider — so you are shown opportunities that fit rather than everything available.

Presentation
Matching opportunities are presented directly, with the full data room released at the same time. Nothing is held back to force a conversation.

Diligence & Offer
Your own advisers interrogate the file with our full cooperation. Offers are made directly to the owner or their representative, with terms recorded in writing.

Completion & Beyond
The transaction is run through to completion. Where ongoing management is required, it can be handed to the Solertia management platform or to advisers of your choosing.

Every opportunity is assessed against the same standard before it is admitted. A large proportion of what we see is declined — that is the point of the marketplace, and the reason members read what we send.

We take a view, we put it in writing, and we say what we do not know. An opportunity that cannot be evidenced is not presented, regardless of how attractive it appears.
